OUTDOOR STORAGE SPACE RENTAL AGREEMENT
1. Description of Storage Space

Location: The storage space is located at 1690 Wilmington Hwy Jacksonville, NC 28540.

Size and Specifications: The rented area consists of approximately
~ 10' x 30'
~ 20' x 50'
~ 20' x 75'
2. Rental Term

The term of this Agreement shall commence on the date chosen by Lessee and will continue until this agreement is terminated by either party.
3. Rental Payment

Due Date: Rent is due on the 1st of each month. Payments should be made to AJM Boat & RV Storage at 1690 Wilmington Highway, Jacksonville NC 28540 or on the website www.ajmboatrvstorage.com. Payment in person may be made by cash, check, or debit/credit card. There will be a $35 NSF fee for all returned checks. All payments made with credit or debit will be charged a 4% fee. Any legal or collection fees will be paid by Lessee if so incurred.

Late / Missed Payments: Payments are considered late or missed by the 5th of each month. Missed payments will result in any promotional pricing being revoked, as well as a late fee of $15 per month. If payments are delinquent more than 2 months in a row Lessor reserves all rights available to them to restrict access to the space and collect money owed.
4. Use of Storage Space

Lessee shall use the storage space exclusively for the purpose of storing Boats, RV’s, Trucks, or other agreed upon equipment/machinery and shall not use the space for any illegal or hazardous materials.

Lessee is responsible for securing their belongings within the rented space. The Lessor assumes no responsibility for theft, damage, or loss of items stored by the Lessee.

Any maintenance work being completed on stored items must be approved through Lessor prior to work beginning.

Any spills of any hazardous materials must be reported to Lessor immediately
5. Access to Storage Space

Lessee may access the storage space 24/7 with coded entry unless otherwise restricted by the Lessor for repairs, maintenance, or in case of emergencies.
6. Maintenance and Alterations

The Lessee shall keep the storage space clean and in good condition.

No permanent alterations or improvements shall be made to the storage space.
7. Insurance

The Lessee is required to have damage insurance covering damage to their unit or damage caused by Lessee actions to other units. Proof of insurance is required at the time the space is rented and must be made available within 48 hours of request by Lessor.
8. Indemnification

Lessee agrees to indemnify and hold the Lessor harmless from any claims, liabilities, or losses arising from Lessee's use of the storage space, including any damage to property or injury to persons, except where caused by the Lessor’s gross negligence.
9. Termination

Either party may terminate this Agreement with 30 days written notice.

Upon termination, the Lessee shall remove all stored items and return the storage space in its original condition. Failure to do so may result in additional charges.
10. Governing Law
-
This Agreement shall be governed by and construed in accordance with the laws of the state of North Carolina.
11. Entire Agreement

This Agreement constitutes the entire agreement between the parties concerning the rental of the storage space and supersedes all prior or contemporaneous agreements, representations, or understandings.
12. Signatures
By signing below, both parties agree to the terms and conditions set forth in this Agreement.
